Rehab work for investors and homeowners
A rehab has to do two things at once: hit the budget that makes the deal work, and produce a finish that buyers or tenants will pay for. We plan the scope around the exit, whether that is a sale, a lease-up or a family moving back in.
What we handle
- Full-property rehabs for flips and rentals, from demo to final clean.
- Kitchen and bathroom renovations.
- Flooring, drywall, paint, trim and doors.
- Basement finishing and layout changes.
- Exterior refreshes: siding repair, decks, railings, entry doors and curb appeal.
- Rental unit turnovers between tenants, scheduled around the lease.
- Coordination of plumbing, electrical, HVAC and roofing trades as part of the scope.
For investors
We work from your after-repair value and rent targets, and we will tell you when a line item does not pay for itself. Rehab clients who want ongoing help often move into property management with the same team, so the crew that renovated the unit is the one that maintains it.
For homeowners
You get the same written scope, schedule and named project manager that our investor clients rely on. We keep the house livable where possible, protect finished areas and leave each day's work area tidy.
Permits, licensing and insurance
Nexus is licensed and insured for residential and commercial work. Where a project requires permits or inspections, we build them into the schedule and handle the paperwork.
